Terms & Conditions
The rates quoted are based on the dates and length of your stay. Rates are subject to change as a result of changes in your arrival and/or departure dates. Rates do not include any applicable prevailing taxes at the time of occupancy.
By proceeding with the reservation, you further agree and acknowledge that if the reservation is accepted by the resort, your stay subsequently shall be subject to the resort’s standard terms and conditions of stay. The resort may, at its absolute discretion, cancel the reservation if the resort believes that the reservation information provided is falsified or incomplete. The resort shall be entitled to vary, amend and/or otherwise change these terms and conditions at any time without prior notice. You shall indemnify and hold the resort harmless in respect of any liability, loss, damage, cost, and expense of any nature arising out of, and/or in connection with the acceptance of the reservation by the resort. The resort shall not be liable for any losses, damages, costs, or expenses incurred by you as a result of any cancellation of the reservation by the resort.

Resort Policies & House Rules We strive to provide our guests with an exceptionally clean, safe, and friendly resort experience. The following Resort Policy/House Rules have been established based on industry standards, management, and operational procedures. Resort Policy/House Rules
Presented here to help promote our guests’ safety and enjoyment and to ensure that each guest is aware of the understandings between Dillon Beach Resort and the guest. Our Resort Policy/House Rules may change from time to time, so please check back often.
Over occupancy limits in accommodations will result in additional fees. We request that you notify us prior to your stay if you have more than the recommended guests so that we may place you in the appropriate cottage/cabin.
Cancellation Policy
You can cancel anytime prior to 14 days before check-in for a full refund. Please note, any changes made within this period will result in a $50 modification fee. If you cancel 14 or less days prior to your scheduled check-in date, you will not receive any money back. Promotional bookings & discounted rates are nonrefundable & non cancelable
Smoke-Free Property
Dillon Beach Resort is 100% Smoke-Free. For safety and to assure that our facility is not exposed to items or actions that create an odor which is unhealthy and objectionable to our guests and staff, and that is difficult to remove from the air, carpet, walls, and furniture we do not permit smoking.
Failure to comply with this policy shall entitle us to terminate your booking and stay at the resort at our sole discretion and you must leave the resort immediately without compensation or reimbursement. You shall be liable for any costs, loss or damage to the cabin and/or cottage, premises or property, or incurred by resort guests or a third party, arising from your failure to comply with this policy and DBR reserves the right to charge you for any such costs, loss or damage incurred by DBR or any resort guests or third party. There will be a minimum of a $250 charge if damage occurs.
Damage
You are liable for any damage howsoever caused to the allocated cabin(s) or to the resort premises or property caused by you or any persons in your party (whether or not staying at the resort) during your stay. DBR reserves the right to retain your credit card and/or debit card details and charge or debit such amounts as it shall in its sole discretion deem fit on the said card(s) to compensate or make good the loss, damage, costs or expenses incurred or suffered by DBR as a result of the aforesaid. Regardless, DBR further reserves the right to commence legal proceedings against you without notice.
To the extent permitted by law, DBR does not accept any liability arising out of any occurrences beyond its control including but not limited to acts of terrorism, acts of God, flood, war, strikes, riot, theft, delay, cancellation, civil disaster, government regulations or changes in itinerary or schedule (collectively, “Force Majeure”).
Without affecting any statutory consumer rights or other laws that cannot be lawfully excluded or limited, DBR will not be liable for loss of any kind whatsoever arising out of, caused by, attributable to or resulting from your booking, use of the DBR Website or stay at the relevant resort even if caused or contributed to by DBR’s negligence, wrongful act/omission or breach of these terms and conditions or breach of duty or otherwise.
DBR will not be responsible for any loss or damage of property left in Guest’s cabin, cottage, and/or the resort property at all times. Guests are advised to obtain insurance to cover curtailment, and loss of luggage, personal effects, damages, personal injury, and money/valuable belongings.
Notwithstanding any contrary provision herein, in no event shall Dillon Beach resort or their respective affiliates, agents, representatives or licensors be liable to you for any loss or injury or any damages, either direct, indirect, punitive, special, incidental, consequential or otherwise (including, but not limited to, lost profits or lost savings) resulting from or in any way connected to the site or these terms & conditions, even if you have been advised of the possibility of such damages.
